TERMS AND CONDITIONS

Booking Fee:
A non refundable deposit of 25% of the total price is required to secure your booking and payment must be made within 7 days of the confirmation of availability. Whilst we will hold your provisional booking made by email, please confirm the booking by sending the booking form to us within 7 days to secure your reservation.

Upon receipt of your deposit we will confirm your booking in writing and will also send you details on the house & area. The full balance is then due 8 weeks prior to your arrival, however, if your reservation is made 6 weeks before your holiday commences, then we will require full payment at the time of booking. No reminder will be issued. During July & August the minimum letting period is 2 weeks. Prices are based on maximum of 8-10 people sharing.

Confirmation of the booking and payment of the deposit constitutes acceptance of these terms and conditions. Payments should be made by Bank Transfer to our Italian bank account. (Details will be provided by e mail) Once received an e mail receipt will be forwarded to you.

Security Deposit:
A security bond of £350 will be added to your final payment. This will be returned to you by bank transfer within fourteen days of the end of your holiday when the property has been checked for damage and breakages and the keys have been returned.

If the property, especially the kitchen and bathrooms are not left in a reasonable state and so require extra cleaning, this cost will be deducted from the bond. In the event of any breakages, damages or items that require repair or replacement, any costs will be deducted from the bond and the balance will be refunded with the repair/replacement receipts.

Included in the liability but not limited to the security bond in addition to the above is special or unexpected cleaning or pool maintenance, rubbish disposal or cost of any other service caused by a client. The security bond also covers your house keys which are charged at £100 each if lost or not returned. This may seem a lot to replace keys, however, for security reasons only 2 keys have been manufactured for each custom built door and in the event of any being lost, new keys will have to be made utilising the original specifications.
A full inventory of contents and conditions is provided at the property within the information file. We strongly recommend that for your own piece of mind, you should nominate a member of your party to report any discrepancies to our agent as soon as possible so that they can endeavor to resolve it.

Cancellation by you:
Cancellation should be made by e mail or mail and we advise you to check with us that we have received your notification. Please note the following charges will apply to all rental bookings.

Cancellation Charges:
75% less than 20 weeks from start of holiday
100% less than 10weeks from start of holiday
We strongly advise that Cancellation insurance be contained within your personal travel insurance.
In the unlikely event that the house becomes unavailable due to circumstances beyond our control then a full refund will be made. Any refund is restricted to the house rental costs only.

Booking notes:
We strongly recommend that guests should have adequate holiday and personal injury insurance and we would suggest that it includes both cancellations and curtailment protection to cover the non refundable costs of your trip. It also advisable to have in place a European Health Insurance Card (previously form E111).
We, as owners, assume no responsibility or liability for any claims, expenses, damages or other financial loss, whether to a person or property arising from injury, accident, death, delays, alteration or inconvenience, by whatever cause, including airline scheduling, default, strike, terrorism, war, hostility, civil disturbance, quarantine, or resulting directly or indirectly from acts of God.
Included in the price

A welcome pack including a bottle of wine, bread, milk etc., just to help make sure that you start relaxing and enjoying your holiday as soon as possible.

Facilities at the house; end of stay cleaning, electricity, gas, (*) hot water, solid fuel for the open fire, one weeks supply of bed linen and bathroom towels. Guests staying two weeks will have a change of linen and the house will be cleaned after one week. Should you require additional cleaning this can be arranged at an additional cost. (*) In the winter months as central heating is very expensive in Italy, heating will be charged separately based on meter reading at the beginning and end of rental period.

White towels are not for use around the pool or the beach. Please provide your own beach towels. Also included is a detailed information pack on the local area, places of interest, recommended restaurants, maps and directions. Landline phone connection is not available. Most guests have mobiles with them.

There are occasional power cuts in Italy but they are occasional and short lived. Candles & torches are provided in the property if needed.


Restrictions:
Please note Casa Carlotta, is strictly a non-smoking house and we do not accommodate pets, we state this in order to maintain the high standards our clients expect.

Emergencies: Emergency telephone numbers can be found in Information pack at property.
Accessibility: Suitable for wheel chair access. Ground Floor apartment has no internal staircase but has one small step up into one of the living rooms & one of the bathrooms. Second bathroom has no step.

Injury:
Persons entering Casa Carlotta and grounds do so entirely at their own risk and we, as owners, cannot be held responsible for any loss, injury to persons or damage to personal belongings incurred inside or outside the house during the stay.


Swimming Pool:
The swimming pool is unsupervised; please ensure children using the pool and the surrounding areas are supervised at all times. We, as owners, accept no responsibility for personal injury to adults and children relating to the pool, in any way. The pool is cleaned and chemicals checked regularly. Please do not take any glasses or crockery out to the pool area. There are plastic cups etc…provided for outdoor use. It goes without saying that if glass ends up in the pool this can cause a great many problems not to mention danger to users. If glass does get in the pool firstly stop anyone using the pool & contact our local agent. If as a result of glass or any other sharp object entering the pool, it has to be drained and refilled, not only will it cause disruption to your holiday but we will have to charge for this work to be done. The charge for this is about £1000.


Front Gates:
It is essential that the main gates are closed at all times whether you are in the house or out for the day. As we are surrounded by farm land there are often grazing sheep and sheep dogs in the fields next to the house. If the gates are left open they may come into the garden and should they fall in the pool (sounds crazy but not impossible!) the pool would then have to be drained and any damages made good. Regrettably we would have to charge for this if gates had been left open by guests so we please ask you to be vigilant about the gates at all times and to tell all members of your party including children. Thank you in advance for your consideration with this.

Damages:
Guests are asked to report any damages or problems as and when they occur giving us the opportunity to remedy any problem as soon as reasonably possible.

Arrival and departure time:
Check-in time is from 15.00 pm on the day of arrival and departure time must not be any later than 10.00am on the day of departure so that the apartment can be fully prepared for the next guests. As often our turn-around times are tight on transfer days, we would appreciate if you could leave the apartment the same as when you arrived. Transfer dates in High Season run from Saturday to Saturday, however, subject to availability and so that guests can take advantage of the cheaper mid week flights available out of season, we will try to be as flexible as possible.
